BC caps 2027 rent increases at 2.2%; manufactured home parks add a per-site levy and utility amount

Why this matters: our read

For a park, 2.2 percent is only part of the number. The regulation adds each site's share of any change in levies and utility fees on top.

British Columbia announced on August 27 that the maximum annual allowable rent increase for 2027 will be 2.2 percent, down from 2.3 percent in 2026, effective January 1, 2027. The province says the figure is the 12-month average change in the B.C. consumer price index ending in July of the year before the increase takes effect, and that it is the seventh consecutive year the cap has been at or below inflation.

For manufactured home parks, the release says the 2027 maximum is also 2.2 percent, plus a proportional amount for changes in local government levies and regulated utility fees. Section 32 of the Manufactured Home Park Tenancy Regulation sets the formula: a landlord may impose an increase no greater than the inflation rate plus the proportional amount. The regulation defines that amount as the combined change in levies and in utility fees, spread across the number of manufactured home sites in the park. Levies are the property taxes and certain municipal fees the landlord pays, and utility fees cover payments for electricity, natural gas, water, telephone or cable from specified providers.

The province says landlords can raise rent once every 12 months with three months’ notice on the correct form.
